PAS 2035 and PAS 2030:2023
Are you looking to improve the Energy Efficiency of your home?
An EPC will give you a snapshot of your property but if you are wanting to dig a little deeper and explore the improvements that can be made to make your home more comfortable, energy efficient and cheaper to run then a Retrofit Assessment may be for you.
A Retrofit Assessment now has to be carried out for any work that falls under the above government legislation. This can apply to Loft, Cavity, internal and External wall insulation, Solar PV panels, Air Source Heat Pumps and new Gas or Electric heating systems that are ordered through one of the government schemes. Generally, this is commissioned by a contractor who wishes you to have a particular product installed under BUS (Boiler Upgrade Scheme), ECO4 or GBIS. Sometimes this doesn't produce the full picture, that you the homeowner needs it to show and will be more directed to make the assessment compliant with PAS2035 and get a sign off. A fully independent report gives you the knowledge to tell the contractor what you want and what will suit your home.
This assessment is more involved than a standard EPC and looks more into the fabric of the house with a detailed look at heating, current insulation levels, a full condition report on roof, walls, floors, internal walls and windows. A survey is also carried out to ensure there are no penetrative damp or condensation issues. A highly detailed survey on ventilation is also carried out to assess current ventilation with regard to extractor fans, undercuts and background ventilation. Existing Extract fans will also be tested to ensure they meet current regulations and have a good flow rate.
This survey takes around 2 hours and will produce a medium and long term retrofit plan for your home. These surveys can only be carried out by a government approved Retrofit Assessor and licenced through the government Trustmark scheme. (Licence number 2006104)
Surveys cost from £250 for standard assessment without technical surveys for upgrades.
For homeowners this will provide a comprehensive report on the property including recommendations on upgrades, ventilation and condition report. This will be provided via an email link and can be printed off for future reference.
